Shared Room for Rent in Dubai; Know These Rules Before Paying a Deposit
It is advisable to ensure that the property complies with the new shared housing regulations in Dubai before paying a deposit for renting a bed. According to the guidelines announced on October 7, 2026, being located in permitted areas alone is not sufficient, and compliance with Dubai's municipal standards is mandatory.
Before renting, check these five points:
• Property Location: More than 44 areas in Dubai have been recognized as permitted for shared housing; including Al Barsha 1, Karama, Al Riqaa, and Al Nahda. In some areas, this option is only available in specific sections. Shared accommodation for families has also been restricted along Sheikh Zayed, Jumeirah, Al Wasl, and Baniyas streets.
• Landlord License: Providing shared housing must be done by the owner or an authorized entity. Tenants cannot sublet their rented bed or apartment room to others without permission.
• Room Space: A minimum of 5 square meters of bedroom space is required per person; meaning a room for four people must be at least 20 square meters.
• Shared Bathroom and Facilities: For every four people, a complete bathroom including a sink, toilet, and shower is required. In accommodations specifically for singles with separate services, there must be one toilet for every four people and one shower for every six people. Dining, resting, and laundry facilities are also essential.
• Permits and Safety: The property must have a Dubai municipal permit and comply with fire safety and CCTV requirements approved by the Security Industry Regulatory Authority (SIRA). Permit applications are made through the Build in Dubai system.
Deadline for Compliance: Current operators of shared housing have until September 8, 2027, to align their properties with the new regulations. This deadline does not include exemptions for rectifying building violations, unauthorized change of use, or safety hazards.
Important Note: Even if the building is located in a permitted area, its shared rental is not necessarily legal without the necessary permits and compliance with municipal standards.
