What is the process for renting property?

According to Dubai real estate laws, there is no legal requirement to rent property through a real estate agent. However, if you choose to use the services of a real estate consultant, the agent must have a valid license from the Real Estate Regulatory Agency (RERA).

Once ownership is registered with the Dubai Land Department, the owner can rent out their property. The landlord-tenant relationship must be formalized with a written contract that includes details about the property, the purpose of the rental, the duration of the contract, the rent amount, payment method, and ownership information.

All rental contracts and any amendments must be registered with RERA to have legal validity. The landlord is obligated to deliver the property in suitable condition so that the tenant can use it according to the rental agreement.

Unless otherwise agreed, the landlord is responsible for repairs and maintenance that affect the tenant's use during the rental period. The landlord cannot make changes that prevent the tenant from fully using the property and is liable for damages or deficiencies resulting from such changes.
