Housing rents in Dubai will increase by 4 to 6 percent in 2026. This growth, which is slower compared to previous years, is influenced by the increase in the supply of new units and the population growth of the city. Real estate industry experts predict that the rental market in Dubai will enter a more balanced phase.

Residents in areas that still face supply constraints will experience the highest rent increases. However, in areas where the supply of new units is greater, competition among tenants and landlords will intensify, and conditions will shift in favor of tenants. Experts say that in high-demand areas with limited supply, housing rents will see a greater increase.

The strongest performance in the rental market will be in sectors where construction is limited. Villas, townhouses, and large two- and three-bedroom apartments in coastal areas and reputable communities will see the highest rent growth. Dubai continues to attract professionals, investors, and millionaires from around the world, and its population surpassed four million in 2025.

According to Betterhomes data, around 200,000 residential units will be delivered in Dubai by 2027. Additionally, 22,000 villas and 42,000 townhouses will be ready for delivery by 2030. The highest new supply will be in Dubai Hills Estate, Business Bay, Downtown, Jumeirah Village Circle, Al Furjan, and Dubai Marina. This increase in supply will transform the rental market in Dubai into a tenant-centric market.

Areas such as Downtown Dubai, Palm Jumeirah, and Dubai Marina will continue to maintain high rents. Family-friendly neighborhoods with good access to schools, commercial areas, and public transport will have intense competition for rentals. Areas like Arabian Ranches, Dubai Hills Estate, Business Bay, and Palm Jumeirah will remain popular among tenants.
