The Dubai real estate market hits a record of 916 billion dirhams

The Dubai real estate market reached a historic record in 2025; the total volume of real estate transactions in this emirate reached 916 billion dirhams. Population growth, increased housing demand, and lower interest rates are the three main drivers of this unprecedented surge in the Dubai real estate market.

The population of Dubai has surpassed four million people. In just one month at the end of summer 2025, nearly 18,000 new residents were added to the city. This rapid growth has significantly increased demand for housing in both the rental and purchase sectors.

According to data from the Dubai Land Department, this emirate ended 2025 with over 680 billion dirhams in property sales through more than 200,000 transactions, the highest annual figure to date. Including mortgages and other real estate transactions, the total value reached approximately 916 billion dirhams.

Market activity accelerated in the second half of the year; in just the last three months of the year, a seasonal record was broken with over 187 billion dirhams recorded. Three consecutive months of records at the end of 2025 indicate that this growth is based on real demand, not artificial buying and selling.

The luxury sector also performed strongly; nearly 6,000 transactions above 10 million dirhams were recorded in 2025. Experts say that Dubai, with high rental yields compared to other global markets, remains one of the most attractive destinations for foreign investors.

The outlook for the Dubai real estate market in the coming years is also assessed positively. The comprehensive urban plan for 2040 has been designed for a population close to six million and focuses on the development of infrastructure, transportation, and residential areas.
