🔸 Residents of Dubai now have more options for buying their first home, flexible rent payments, and obtaining residency through property. The First-Time Home Buyers program, Flexi Rent service, and changes related to property residency are among the most important of these.

🔸 The First-Time Home Buyers program by the Dubai Land Department is for residents over 18 years old who have not previously owned a freehold home in Dubai. This program provides preferential access to certain projects, incentives from developers and participating banks, and financing options.

🔸 Since the launch of this program in July 2025, over 3,200 people have purchased homes through it in less than a year, and the transaction value has exceeded 5 billion dirhams. By June 2026, nearly 45,000 people had registered, and the number of participating construction companies and developers had reached 22.

🔸 In the property residency section, according to Bayut's data, the Taskeen service has removed the previous minimum value of 750,000 dirhams for individual ownership. As a result, an individual who fully owns a residential property can qualify for a two-year investment residency visa regardless of the property's value. In shared ownership, each investor's share must be at least 400,000 dirhams.

🔸 For the 10-year golden visa, property investment worth 2 million dirhams or more remains one of the options for obtaining long-term residency.

🔸 Tenants can also pay rent monthly, quarterly, or semi-annually through Flexi Rent if the owner or real estate company participates. This scheme does not change the annual rent amount and only provides the possibility of more flexible payment scheduling.
🔸 Additionally, foreign buyers can purchase property in designated freehold areas of Dubai without UAE residency. According to the information presented in this report, immigrants applying for their first home can receive up to 80% of the property's value as a loan for properties valued up to 5 million dirhams; however, final approval depends on the applicant's financial conditions and each bank's criteria.
