Dubai Smart Rental System Prevents Unreasonable Rent Increases
Residents of Dubai can no longer face unreasonable rent increases. The Dubai Smart Rental System (Smart Rental Index), launched last year, has provided a powerful tool for tenants in rental negotiations. By offering official data specific to each building, it has created greater transparency in determining rental rates and helps Dubai residents defend their rights.
A tenant of an apartment in Al Quoz, Dubai, upon receiving an email about a rent increase, decided to check the Dubai Smart Rental System instead of negotiating over the 'market rate.' Having lived in the apartment for three years and seeing their rent rise from 48,000 AED to 56,700 AED, they were faced with a proposed increase to 63,000 AED. The system's review indicated that their building was not eligible for a rent increase, and immediately after informing the real estate office of this, the rent remained at the previous amount.
Real estate market experts in Dubai emphasize that tenants are increasingly using this system to ensure fair rent assessments. The Dubai Real Estate Department's calculator now allows for the selection of a specific building name and assessment of its data, making the evaluation process fairer. In many buildings, there has been no significant increase, or the rent for certain types of units has remained stable.
The Dubai Smart Rental System employs an advanced approach to classify buildings, considering technical and structural features, facade quality and maintenance, location, and services such as parking and cleaning. The amount of rent increase is determined based on the gap between the tenant's current rent and the market average rent, which in some cases is zero percent and in others up to 20 percent. Pricing is no longer based on requested rent or assumptions but on actual recorded transactions, leading to fairer negotiations.
Experts predict that rents in Dubai will continue to rise in 2026, but the Dubai Smart Rental System has changed how these increases are applied. While overall rent growth continues in high-demand areas, the use of official data at the building level has helped moderate increases at the time of lease renewal and provides Dubai tenants with greater clarity regarding permissible increases.
